ARRIVAL & DEPARTURE TIMES
Guests may gain access to the property at 4:00 pm on the day of arrival. The property must be vacated by 10:00 am on the day of departure, unless otherwise arranged and agreed upon.

RESERVATION TERMS, CONDITIONS & DEPOSITS
Guest must be twenty-one (21) years of age or older to book our units.
A damage/reservation deposit of $200.00 USD is required to confirm your reservation. Your reservation will be confirmed to you via email and/or writing within 5 days of receipt of the deposit. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within 7 (seven) days of departure, provided there is no damage to the property.
Once the booking is confirmed, the deposit will be subject to the cancellation charges (see below).
Full payment of the rental rate is required 30 days in advance of arrival. If payment of the balance is not received by the due date, the owners reserve the right to give notice in writing (or e-mail) that the reservation is cancelled and in such cases the booking deposit will not be refundable.

OUR CANCELLATION POLICY
All cancellations must be made in writing (or e-mail) and will take effect on the date of receipt.

Booking Deposit Refund Policy

For a cancelation properly tendered within sixty (60) days prior the start of the period of occupancy, the booking deposit will be forfeited.

Rental Charge Refund Policy

In the event a cancellation is notified less than 60 days before the start of the period of occupancy, the following cancellation charges shall apply:

NO SMOKING OR PETS
Pets are not permitted in the property or on the resort grounds (Venetian Bay or Oakwater). Please note that if it is discovered that this rule is violated, there is an automatic charge of $350.00 USD to cover the cost of professionally cleaning all carpets and upholstery.

Our units are strictly non-smoking properties. If you smoke, we request that you do so outside the condo and dispose of cigarette buds in a proper manner. PROPERTY OCCUPANCY LIMITS
3-Bedroom Condo: 8 persons
4-Bedroom Condo: 10 persons
An additional charge of $10.00 per person, per night for guests in addition to the maximum will be assessed.
